Private Residence: Historical Integrity Reinstated    

Formerly a hotel the building was converted into four flats in the mid 1990’s. The Client brief was to improve the connection between kitchen and dining space as desirable for 21st century family life within their 1st floor flat.

The design strategy initially included in-depth research to track the range of historic alterations (structural and non-structural) which had previously been undertaken during many years in hotel use and the latest conversion into residential flats.

Our architectural approach sought to focus on working with the historic structural building fabric and limit new structural alterations where possible.  The proposals, based on rational space utilisation, involved removing the non-original partitions forming the hallway, bathroom, living room and bedroom 3 at the front of the property. By introducing a single structural opening to access the front of the flat the inefficient and awkward circulation route was unlocked.

The resultant design condenses the floor area dedicated for circulation space and enhances the visual connection on arrival between the front and rear of the property. Simply reorientating the bathroom creates both a larger room and more efficient layout of sanitaryware. Reinstating the historical integrity by using the generously proportioned original room as an open plan living dining kitchen space conducive to contemporary family living responded directly to the client briefs.

With four large sash and case windows, original working timber shutters, high ceilings and original decorative cornice still intact it has brought the focus of the property to one central space and filled with natural light restores a sense of elegance elevating both aesthetics and functionality. Minimising structural works and retaining the connection to the existing drainage and ventilation routes vertically throughout the building for the bathroom and relocated kitchen offered cost effective design strategy within the listed property

Our project showcases the architectural creativity and sensitivity required to navigate the complexities of preserving historical elegance with the seamless integration with modern practicality, to meet the demands of contemporary living.
